In our Southern Utah area, the terms: nightly rental, STR (short-term rental), and vacation rental are all used interchangeably.; they are homes that do not require long-term leases (usually 6+ months). In St. George, you must be in a nightly rental zoned COMMUNITY if you intend to purchase and offer a short-term vacation rental for use. They are not particular homes; the entire COMMUNITY will be designated "nightly rental zoned." Online services like Airbnb and VBRO provide a platform for homeowners to rent their homes, or rooms in their homes, to short-term renters who are often vacationers. While the services are very convenient, local authorities cite concerns about safety, trash, parking, and property values. Most Washington County cities do not allow homeowners to rent their homes as short-term or nightly. The exception is in designated zones for nightly rentals.
