In our Southern Utah area, the terms: nightly rental, STR (short-term rental), and vacation rental are all used interchangeably.; they are homes that do not require long-term leases (usually 6+ months). If you're looking for a St George nightly rental vacation home or a short-term rental available in St George or the Hurricane area, you may realize they are more difficult to find. Our inventory is still relatively low, though it has increased over the past few months.
In St. George, your home must be zoned as a nightly rental zoned COMMUNITY if you intend to purchase and offer a short-term vacation rental for use. They are not particular homes; the entire COMMUNITY will be designated "nightly rental zoned." Online services like Airbnb and VBRO provide a platform for homeowners to rent their homes or rooms to short-term renters who are often vacationers. While the services are very convenient, local authorities cite concerns about safety, trash, parking, and property values. Most Washington County cities do not allow homeowners to rent their homes as short-term or nightly. The exception is in designated zones for nightly rentals.
