Selling a home involves far more than placing it in the MLS and waiting for an offer.
The way your home is priced, prepared, presented, marketed, and negotiated can affect the amount you receive, the strength of the buyer, the likelihood of the transaction closing, and the concessions you may be asked to make along the way.
I’m Paula Smith, an Associate Broker with RealtyPath in St. George. I have worked full-time in real estate since 2006 and provide direct, personal representation to Southern Utah homeowners from the initial pricing discussion through closing.
My goal is to help you achieve the strongest reasonable result based on your property, timing, priorities, and current market conditions.
Strong negotiation does not begin when an offer arrives. It begins with the decisions made before the home is listed.
The asking price, presentation, showing condition, marketing strategy, timing, and information made available to buyers all influence how much leverage a seller has.
An overpriced home may lose momentum and eventually require reductions. An underprepared home may invite lower offers or unnecessary repair demands. A poorly structured listing can weaken the seller’s position before negotiations even begin.

Pricing Based on the Market—not Wishful Thinking
The correct listing price is not determined by an automated estimate, the amount invested in improvements, or the price a neighbor hopes to receive.
I will give you an honest assessment of the home’s likely market position. That may not always be the highest number another agent is willing to suggest. Still, the goal is to develop a pricing strategy that attracts serious buyers and protects your negotiating position.
Every home has different strengths and a different likely buyer.
I develop a marketing plan based on the property rather than relying on a one-size-fits-all approach. Depending on the home, marketing may include:
Marketing should do more than generate views. It should help qualified buyers understand why the property deserves their attention.
You do not necessarily need to remodel your home before selling.
I help you identify the improvements and preparation steps most likely to affect buyer perception. That may include decluttering, furniture placement, repairs, cleaning, paint, landscaping, lighting, or simply presenting the home more effectively.
The goal is to concentrate time and money where they are most likely to matter—not recommend projects merely for the sake of making changes.
Negotiating the Offer
The highest offer is not always the best offer.
When an offer is received, I help you evaluate the complete transaction, including:

A strong negotiation may involve price, but it may also involve shortening deadlines, limiting exposure, changing possession terms, adjusting concessions, resolving compensation, or strengthening the buyer’s commitment to the transaction.
Negotiation Continues After the Contract Is Signed
An accepted offer is not the end of the negotiation.
I remain personally involved throughout the transaction. When a buyer requests repairs, credits, a price reduction, or another concession, I help you assess the request, the contractual position, the cost of agreeing, and the risk of refusing.
The goal is to protect your leverage while keeping sight of the larger objective: completing the sale on terms that still make sense for you.
I intentionally maintain a manageable business so I can stay directly involved in each listing.
Your property is not handed off to a large team after the paperwork is signed.
You will know what is happening, what decisions need to be made, and what I recommend.
Straightforward Advice
I believe sellers deserve honest information, even when it is not the easiest information to hear.
I will not recommend an unrealistic price merely to win the listing. I will not tell you every repair request must be accepted. I will not treat every offer as equally strong.
My responsibility is to explain the market, identify the risks, present the options, and negotiate from the strongest position reasonably available.
