SunRiver St George is a premier active adult community (55+) located at the southernmost point of St. George, built around the Sun River Golf Course. After crossing the Arizona border, Sunriver will be the first off-ramp you'll encounter; exiting to the East will take you to St George Airport, and the West, you'll see SunRiver.
This community currently has approximately 2200 homes built, with a master plan of around 2300 homes. The multi-million dollar clubhouse facility offers a resort-like feel with resort-like amenities such as an indoor and outdoor pool/spa, computer lab, library, State of the art gym, secondary workout area, ballroom, meeting area, pickleball, tennis, woodshop, ceramics area, as well as a billiards room. Sunriver has "workshop" (also known as Man-Caves) areas where residents can purchase an offsite garage space for storage or hobbies. In addition to the golf course that runs through the community, there is a pro-shop, and the River Walk Grill offers a beautiful place for anyone to enjoy a meal.
Within Sun River, toward the west side of the subdivision and perched up on the hill, you'll find the gated community of Reflections. This is a fantastic option for those who enjoy the adult lifestyle but are looking for a smaller community with larger, more luxurious homes, with added privacy and security of gated access. There are approximately 100 lots in Reflections, compared to the 2,200+ lots in SunRiver. Reflections offers its own private clubhouse, pool, and gym exclusive to only those residents, and having so few to share those facilities, it's almost like having your own private pool. As an added benefit, owners in Reflections may also enjoy the main clubhouse and all of those amenities as well. Reflections are the best of both worlds for SunRiver. Here, you'll find lot sizes to be larger, and the homes offer a significant custom feel inside and out. This higher-end community will compete with Stone Cliff and Entrada; however, this is the only exclusive community for 55+. Reflections is for you if you want the active adult lifestyle but prefer the expansive views and privacy of a smaller community and searching for a luxury home. There are a few resale homes in Reflections where you can purchase ultra-upgraded, nearly new homes for less than new construction. If you prefer new construction, there are still lots available to choose from. If you are an active adult (or perhaps you'd like to live in an adult community), Sunriver is a trendy choice among buyers. The activities and amenities offered will indeed have a little something for everyone. Residents have a large board to advertise all the clubs and excursions they have assembled. It's an excellent way for adults to connect with other adults, and due to the size, you'll be sure to find your circle of friends to connect with.
SunRiver has always been priced higher per square foot than surrounding St George; however, they've also enjoyed
less foreclosure activity, allowing prices to remain strong. Currently, prices are still higher. However, inventory is increasing after a year of only a few homes to choose from at any given time.
Homes for sale in Sunriver will fall into the "purchase the lifestyle" description, whereas people who purchase here buy the house and a lifestyle. The homes can be somewhat plain; however, remember that you will not find any other community here in St George with these amenities. A potential negative for some buyers is that Sunriver is not known for "view homes." While a few streets within the community can offer some spectacular views perched atop the bluffs with a northern direction, these are few and far between. If you enjoy a golf course view, you can achieve that at a premium. Better views and higher-end custom homes are better found in the gated section of Reflections in Sun River. For the most part, some homes will offer more of a peek-a-boo view of some mountain tops or golf course green. The iconic red mountains Utah is known for are not predominately available in Sunriver. If you're buying a home here, living in an adult community is probably the highest on your wish list. While you do not have to golf or partake in the clubhouse activities, for some, living away from children is top on their list! Sunriver does allow children to visit; however, the rules are geared toward adult living and enjoyment.
