I’m Paula Smith, an Associate Broker with RealtyPath in St. George. I have worked full-time in real estate since 2006, and one of my greatest strengths is negotiation.

I help buyers look beyond the asking price and evaluate the complete transaction. That means understanding the seller’s position, identifying the terms that matter most, anticipating possible objections, and preparing an offer that is both competitive and appropriately protective of the buyer.

Negotiation Is More Than the Purchase Price

A successful negotiation is not always about offering the most money. Depending on the property and market conditions, the strength of an offer may also depend on:

  • Seller-paid closing costs
  • Repair requests
  • Included appliances or personal property
  • Closing and possession dates
  • The buyer’s flexibility and ability to perform

I help buyers understand how these terms work together and where flexibility may strengthen the offer without creating unnecessary risk.

A Strategy Based on the Property and the Seller

Every transaction is different. A vacant home, an owner-occupied property, a builder sale, an estate, and a seller purchasing another home may each require a different approach.

Before preparing an offer, I look closely at the available information, including comparable sales, time on market, price changes, competing inventory, property condition, disclosures, and what we can reasonably learn about the seller’s priorities.

The goal is not simply to submit an offer. It is to prepare the strongest offer that still makes sense for you.

Negotiation Continues After Acceptance
Getting under contract is not the end of the negotiation.
Issues may arise during:

  • Inspections
  • Due diligence
  • Repair discussions
  • Appraisal
  • Financing
  • Title review
  • Final walkthrough
  • Closing coordination

I remain directly involved throughout the transaction and help buyers evaluate their options when circumstances change. Sometimes the right strategy is to request a repair or credit. Sometimes it is better to renegotiate the price, adjust another term, gather more information, or walk away within the buyer’s contractual rights.

Straightforward Advice Without Pressure
My job is not to persuade you to buy a home at any cost.

I will explain the strengths and weaknesses of the property, the likely negotiating position, and the risks associated with each option. When I believe a buyer is giving up too much or accepting unnecessary exposure, I say so.

You make the final decision, but you should make it with a clear understanding of what you are agreeing to.
