Entrada is a very exclusive private guard-gated community built around an award-winning Johnny Miller-designed 18 hole golf course. Surrounded by the sprawling green golf course and iconic red mountain views as a backdrop, this area has some of the most incredibly surreal views you can achieve in St George. You're as close as you can get to the majestic red mountains near Snow Canyon. Located near Ivins (yet still in St George), you'll be centrally located to walking trails, Snow Canyon State Park, shopping, and more.
Entrada is NOT an age-restricted community; however, the area and lifestyle appeal highly to retirees and second-home buyers. There are several communities within Entrada; each of the communities is under different property managers, so the HOA dues and rules vary slightly depending on the community and features. Communities within Entrada include Anasazi Hills, Anasazi Ridge, Chaco Bench, Chaco West, Escapes, Inn's, Kachina Cliffs, Kachina Springs East, Kachina Springs North, Kachina Springs South, Paiute Springs, Shinava Ridge, Toroweap, The Cliffs of Snow Canyon, Lava Cove, Lava Falls, Sand Point, and The Reserve. Generally, the HOA dues are around $280-500 per month (depending on the community--Katchina has a water feature, so the dues are higher there). Owners are required to have an Associates Membership for $160/month to Entrada Country Club, which allows access to the 13,000 square foot facility, including cardio equipment, tennis and pickleball courts, daily classes, indoor and outdoor pools, and hot tub. Higher levels of membership are available, which can include golf. There is an $800 per year annual dining minimum for Kokopelli Restaurant.
HOA FEES IN ENTRADA
The Associate Membership is mandatory to property owners in the Entrada Property Owners Association, Reserves, Lava Cove, and Lava Falls. Associates Membership does NOT include golf but offers the Sports and Fitness center (including the pool and spa). There are different levels of golf membership you can pay for.
Fees in total for the HOA and required Country Club are approximately $600 per month (the exact amount will depend on the particular community; however, the Associate's Membership and the $800 per year dining are consistent). Dues and membership requirements are higher for the Inn at Entrada Nightly Rental community.
Entrada, in general, has approximately 50% of residents being "full-time." Many owners are part-time, seasonal, and vacation homeowners. Entrada is also one of the few communities with an area zoned for vacation rentals (which allow for nightly rentals). The Inn of Entrada is a small luxury resort with panoramic views for nightly rentals, where owners can buy into this area and have their homes within the rental pool. Expert property managers will maintain the home and keep it rented, and owners can use their own home or another when they come to visit.
Entrada does not have fenced or enclosed backyards. Many homes have a wall and gate which lead to the front courtyard, but the backyards are not fully enclosed (this is not allowed). Owners who have a dog will either utilize the front courtyard or accompany their dog on a leash for outdoor daily activities.
