First quarter real estate sales for 2014 have been rather slow, though somewhat typical for this time of the year here in St George Utah. It seems new construction has experienced some price reductions, though this can be considered more of a price adjustment since prices become somewhat inflated during the Parade of Homes. This makes it a little more difficult to say if prices have come “down” or just adjusted back to where they were prior to the Parade. Spring however, is showing movement. I’ve had an extreme surge of interest and calls from buyers who plan to arrive to look at homes, and speaking with several agents around town, it seems this is a trend. This could mean that our next quarter sales will increase, perhaps dramatically.
St George Sold Home Statistics
As of today (April 11, 2014) there are 1,269 ACTIVE homes for sale in St George (greater St George area—which includes St George, Washington, Santa Clara, and Ivins) and there are 348 PENDING. In the past 30 days 234 homes have SOLD in St George. This is showing improvement over last month, yet very typical when comparing 2013 and 2012 (sales usually begin to increase as of March).
SunRiver St George Home Sales
Sunriver, though included in the above statistics (it is St George) is somewhat of an independent community. Currently, there are 76 ACTIVE homes for sale in SunRiver. This is a bit of a jump over their past few months but this is a fairly normal amount of homes to be listed here at any given time. I’ve noticed there is more new construction listed on the MLS as compared to months past. Presumably this is because the Sunriver sales office is also slower; they tend to place more homes on the MLS so that outside agents who specialize as a buyer’s agent (representing the buyer) will bring in more of their buyers. There are 18 homes PENDING in Sunriver and in the past 30 days 21 homes have sold and of those 21 homes, 14 were new construction. There are not many resale homes listed in SunRiver which is assisting new construction to dominate sales in the area.
