July 2014 St George Real Estate Market Report

Half way through the year already it’s that time to reflect on the first half and evaluate the current St George Utah real estate market conditions and statistics. First, let’s take a look at the recent and current conditions. As of today, looking at Greater St George (St George, Santa Clara, Ivins, and Washington) single family and condo/townhomes we have:

ACTIVE: 1,225

PENDING: 243 (this is accounting for homes under contract since May 1st).

The St George Utah real estate market sales definitely peaked last month (May 2014) with more homes sold at 265 compared to 216 sold in June. The months in inventory went slightly higher in June in comparison to May as well. Is the real estate market in a decline? Is the market going soft? While we did sell less in June in comparison to May, we are close in line with the preceding 4 months as we compare our first six months of 2014:

St. George Real Estate Means Sunset on the Square

Enjoy St. George Real Estate & Movie Night at the Park.Spring is the perfect time to invest in St. George real estate. This timing lets you get settled in and meet fellow St. George real estate owners at all of the outdoor community events. On the second and fourth Fridays of May through September, come on out with friends and family to St. George Town Square for Sunset on the Square.  Bring your own blankets and lawn chairs to enjoy a classic movie under the stars. The movie begins and dusk and is a great opportunity to enjoy some free summer entertainment.

Another great opportunity to get out and enjoy those delightful summer evenings with loved ones and other St. George real estate owners is the Concert in the Park Series. Taking place the second Monday of each month from April through September, these free concerts are a great way to explore the city parks and enjoy some great music. All concerts start at 7:30 pm and take place at either Vernon Worthen Park or Centennial Park. This non-profit organization preserves, restores, and displays aircrafts for the enjoyment of St. George home owners and guests and exists to honor those who flew these planes. It is important that we do not forget them. Open Thursday, Friday, and Saturday from 9 am until 5 pm, the museum is free, but has a suggested donation of $2 per person or $5 per family.

This facility is also home to several special events every year. The Armed Forces Celebration will take place May 16th and 17th with a Hangar Dance on Friday from 7:00 pm until 11:00 pm and Wings and Wheels on Saturday from 10:00 am until 4:00 pm. The Hangar Dance will include swing dancing lessons, open dancing with a live band, refreshments, and prizes. Wings and Wheels will feature classic cars, aircraft displays, vendors, motorcycles, and war bird rides. Come out and support your local museum, have a great time with friends and family, and give thanks for calling St. George home.

St George Utah Real Estate Market Report May 2014

The St George real estate market continues to pull ahead, though only by a small margin. The number of available homes in inventory is down a bit in comparison to the prior few months, though is still higher when compared to April of 2013 when the rebound seemed to be at the peak. Essentially, last year at this time was a better market in the way of being a “sellers market”. There were less homes available and there were more sales occurring. Here are a couple of graphs which illustrate this point.
