Happy 4th of July! Let's take a look at the current market conditions for the greater St George area as well as a specific look at Sunriver, this report is reviewing June 2019. In a quick briefing, the real estate market performed precisely as expected (and noted in my previous blog)…well ALMOST…
Sales declined a bit, as anticipated, and similarly to the way they've performed compared to the last two years; however, my expectation was for the inventory to increase. Surprisingly, the inventory declined a small amount. While the decline in inventory was unexpected, I do not feel that this is an indicator of anything significant, except perhaps added stability, which is preferred. Hints of reduced rates on mortgage interest are throwing an exciting mix into the market analysis; I'll be interested to see how things play out.
Now let's take a look at Sunriver and the conditions within that community. The report is specific to Sunriver classic (not including the Sunriver Villas). As of today, there are 28 homes for sale in Sunriver; this number is among the lowest I've seen. There are 33 homes pending, and in the past 3 months, there have been 60 homes sold. Sunriver remains popular as shown by the number pending and sold, but the number of available homes is low.
