The Armed Forces Celebration will take place May 16th and 17th with a Hangar Dance on Friday from 7:00 pm until 11:00 pm and Wings and Wheels on Saturday from 10:00 am until 4:00 pm. The Hangar Dance will include swing dancing lessons, open dancing with a live band, refreshments, and prizes. Wings and Wheels will feature classic cars, aircraft displays, vendors, motorcycles, and war bird rides. The St George real estate market continues to pull ahead, though only by a small margin. The number of available homes in inventory is down a bit in comparison to the prior few months, though is still higher when compared to April of 2013 when the rebound seemed to be at the peak. Essentially, last year at this time was a better market in the way of being a “sellers market”. There were less homes available and there were more sales occurring. Here are a couple of graphs which illustrate this point.

Spring is a great time to live in St. George. Enjoy beautiful weather, the budding plants, and the Color Me Rad 5K. Especially if life has been getting you down lately, there is no better way to boost your spirits than to run just for the heck of it, and get splattered with different colors the whole way. Start out in a pearly white t-shirt and come out on the other side looking like a tie dyed hippie. The race takes place on Saturday May 10th, and registration ends soon, so get right on it! If you live in St. George and you have only just heard of this race and it is too late to register, file it away in the back of your mind for next year, and come out and enjoy the spectacle of watching people run around getting splattered with colored corn starch.

Children, adults, and those enjoying their golden years are all welcome to run. Join a team or run solo and enjoy a sweet t-shirt, amazing sunglasses, a race-bib and totally awesome swag from event sponsors. Three waves of runners will take on St. George by storm beginning at 9:00 am, 9:15 am, and 9:30 am. If not participating in the event, come cheer on your buddies who live in St. George or surrounding areas. Life in St. George homes is much different today than it was in the days of the founding of St. George. Early pioneers dealt with a barren land and worked hard to grow cotton and grapes. Summers were very hot, water and food were scarce, and death and disease were prominent. Residents of southern Utah needed some hope and a way to escape the burdens of everyday life. Luckily, many of the residents were writers, actors, singers, and poets. Community members organized events such as parties, dances, and performances for those living in St. George homes to attend to take their minds off of the grim realities of everyday life.

Eventually, a public building called the St. George Hall was erected in the city in 1862 as a gathering place for entertainment and education. Over time, more public buildings were erected and added. Many plays and musicals graced the stage and allowed residents to take a break from reality. In the early 1900’s the social hall became known as the “Opera House.” This facility functioned for over 50 years and was sold in the 1930’s to become a sugar beet seed cleaning plant. Over the years the building became abandoned, and luckily was purchased again in the late 1980’s with the intent of returning it to its former glory. Today, St. George home owners get to once again enjoy this historic place and laugh and cry just as early settlers did. Learn more about this historical landmark by visiting the Opera House at 212 N. Children or grandchildren will love living in or visiting your St. George home because that also means they will be able to visit the St. George Children's Museum. This new, inexpensive museum offers educational exhibits, fun things to play on and with, and classes to get kids learning, imagining, and moving. Opened in November, 2013, the St. George Children's Museum charges only on a pay-as-you-will basis with a suggested donation of $3.00 per person. Those living in a St. George home can also consider purchasing an annual membership for only $75.00 for a family of four. Members have sole access to the museum on Mondays from 2:00 pm until 8:00 pm.

The St. George Children's Museum exists to allow a safe place for children and their families to explore, discover, and create. With many different exhibits, activities, and classrooms, children and caregivers will find something new and exciting every visit. Learn about music, mirrors, radio and fighting fires. Climb and enjoy a tree house, roam around the desert, check out an airplane, and make a deposit in the bank. The facility is even available to book for parties. It will be no problem getting the wiggles out and enjoying some time away from your home in St. George in a fun and educational place.

Young golfers who live in St. George have a great opportunity to experience St. George this summer. Participate in St. George City Junior Association of Golfers (JAG), but be sure to register as soon as possible, because things will be getting underway soon. JAG rules, application, and policies as well as all classes, clinics, and tournament information can all be found on-line. All new members to JAG must register for a Rules School Class before obtaining a JAG card. Rules School will be available May 7th, 8th, 14th, 15th, and 23rd. Free instructional clinics will also be available June 4th, 5th, 11th, and 12th. These clinics will take place at the St. George Golf Center at Southgate from 10 a.m. until 11:30 a.m. and will include all aspects of the game such as full swing, dealing with bunkers, putting, and chipping.

Once golfers have refreshed their skills, they get to experience St. George and all its beauty throughout the summer participating in tournaments. Golfers must register first for their JAG membership and then will be eligible to register for each tournament they wish to participate in. Be sure to get registered at least one week before the event to be eligible to participate. There will be eight tournaments, all wonderful opportunities for those who live in St. George, and also a chance to earn points! Who will be the champion this year? First quarter real estate sales for 2014 have been rather slow, though somewhat typical for this time of the year here in St George Utah. It seems new construction has experienced some price reductions, though this can be considered more of a price adjustment since prices become somewhat inflated during the Parade of Homes. This makes it a little more difficult to say if prices have come “down” or just adjusted back to where they were prior to the Parade. Spring however, is showing movement. I’ve had an extreme surge of interest and calls from buyers who plan to arrive to look at homes, and speaking with several agents around town, it seems this is a trend. This could mean that our next quarter sales will increase, perhaps dramatically.

St George Sold Home Statistics

As of today (April 11, 2014) there are 1,269 ACTIVE homes for sale in St George (greater St George area—which includes St George, Washington, Santa Clara, and Ivins) and there are 348 PENDING. In the past 30 days 234 homes have SOLD in St George. This is showing improvement over last month, yet very typical when comparing 2013 and 2012 (sales usually begin to increase as of March).

SunRiver St George Home Sales

Sunriver, though included in the above statistics (it is St George) is somewhat of an independent community. Currently, there are 76 ACTIVE homes for sale in SunRiver. This is a bit of a jump over their past few months but this is a fairly normal amount of homes to be listed here at any given time. I’ve noticed there is more new construction listed on the MLS as compared to months past. Presumably this is because the Sunriver sales office is also slower; they tend to place more homes on the MLS so that outside agents who specialize as a buyer’s agent (representing the buyer) will bring in more of their buyers. There are 18 homes PENDING in Sunriver and in the past 30 days 21 homes have sold and of those 21 homes, 14 were new construction. There are not many resale homes listed in SunRiver which is assisting new construction to dominate sales in the area.
