The St George Utah real estate market is moving full steam ahead. It’s time to take a look at the market report and I’ll offer real estate statistics, news, and opinions for the Southern Utah housing market. Currently (4-9-2013) there are 1,014 ACTIVE homes listed for sale in Greater St George (this includes St George, Washington, Ivins, and Santa Clara) this number is comparable to last year. There are 412 homes pending, which is very high and more proof in the rebounding housing market in St George. In SunRiver there are currently 59 homes for sale, which is a bit lower than typical (last year at the same time there were 74 homes for sale). There are 13 pending homes in SunRiver.
It’s the final two days for the Parade of Homes in St George for 2013, it’s been a wonderful turn out and home sales in Southern Utah have surged during the month of February. As of today, there are 1,088 active homes for sale in St George (including Santa Clara, Ivins, and Washington Utah) and there are 332 that are PENDING with 159 homes going pending as of February 1st. There were 164 homes that closed in the month of January, and since we are already approaching that number only 22 days into February it’s likely that February residential home sales will top 200. SOLD I was lucky enough to tour this amazing ranch for sale in Hurricane Utah last week. This farm is truly one of a kind and has the ability to offer not only an amazing return for farming purposes but also a resort like home to enjoy. The farm is almost 37 acres and this is a real working farm. The owner may choose to work the farm and turn a healthy profit or lease the land to local growers who will take some of the burden off maintenance while offering some income back to the owner. This Hurricane Utah Farm has proven to be one of the top agricultural sites in South Fields. If you are looking for a ranch or horse property in Southern Utah this Hurricane property has plenty of room and the ability to accommodate ranch style living.
Sunriver in St George Utah is a 55+ active adult community. There are approximately 1700 homes within the subdivision, so it’s the largest adult community of its kind in Southern Utah. Home prices in SunRiver start in the 130,000’s for their smaller homes around 1000sqft and prices go all the way up to $1 million for the high end homes typically available in Reflections or on the golf course. Homes that will fetch the higher price tag will often come with a superior view, however most homes in the gated section of Reflections typically start at $500,000.
