For instance, if you wanted to make an offer on a home and asked the listing agent for their advice, they could not tell you that the seller is willing to accept less for the home, much in the way that agent could not disclose to the seller that the buyer is willing to go higher on their offer. The Dual Agent must remain completely neutral. You may ask yourself, do I need a buyers agent?  If you were filing for a divorce, would you want to hire the same attorney your spouse was using? The conflict of interest is very high and a real estate agent is one of the only professions where such a conflict is even legal. It’s best to use another agent so they can fight hard to ensure you’re getting the best representation and paying the best price.
